If you wish to appoint a building contractor by means of a competitive tender, we have the expertise to organise and manage this process. Following receipt of tenders, we will analyse the figures received and advise you on the preferred selection.
During the construction stage of any building project, it is very important for the Client to have a formal contract in place with the selected building contractor. At LED Architects, we advise on the type of contract and ensure it is correctly administered whilst the project is undertaken, including the subsequent defects period that may be agreed. Such administration will include regular site inspections to check on progress and workmanship; holding formal site meetings and issuing ‘action notes’; valuation of the work executed at regular intervals and issuing payment certificates; ‘snagging’ the work before handover and certifying the work on completion.
Running in parallel to the design and procurement process is the health & safety review undertaken by a Principal Designer. This is a legal requirement under the CDM Regulations (2015) which affects most building projects. This service is generally undertaken by the Architect and we can undertake this service on your behalf.
The Principal Designer is employed by the Client and is responsible for monitoring and coordinating appropriate health & safety procedures with the Client and Design Team to ensure the Principal Contractor is fully aware of all relevant information that could impact on a building’s safe construction and long-term maintenance.
